Value Homes is a new residential real estate company forged by 13^th Floor Investments with the help of its joint venture capital partner, Colorado Santa Fe Realty out of Louisville, CO. In 2009, 13^th Floor has established a stand-alone division to acquire and manage distressed single family, townhome, and condominium product throughout Miami-Dade and Broward Counties. Using our expanded network of brokers, bankers and foreclosure experts to identify distressed residential purchase and sale opportunities, we are on track to purchase over 200 residences by the end of 2009. Homes are analyzed based on current income yield as well as potential capital appreciation. Typical transactions are acquired from banks and at public auction. Following purchase, homes will be repaired as required and aggressively marketed for rent. Homes are expected to be sold as market conditions improve over the next 24 – 36 months.

13^th Floor Investments is an opportunistic real estate acquisition and investment firm. Led by Arnaud Karsenti and Robert Suris, the company focuses primarily on acquiring and managing residential opportunities in South Florida. By capitalizing on its in-house experience and extensive network in the community, 13^th Floor is able to source opportunities and consumate them quickly. 13^th Floor uses a combination of proprietary and institutional capital to underwrite and close transactions on an all-cash basis.

Most transactions apply very conservative leverage levels and contain strong risk-mitigating properties.

13^th Floor Investments was founded by Arnaud Karsenti in Miami, FL in June 2003 as an urban development company focused on projects in South Florida, namely Miami. Since inception, 13^th Floor has acquired, developed, and sold residential and commercial projects with a value exceeding $100 million. Transactions have focused on the development of workforce and affordable housing developments, ranging from multi-family buildings to mixed-use developments. 13^th Floor has also specialized in land assembly, entitlement processes, and asset repositionings.
